Heritage Isle vs Del Webb at Viera — Which 55+ Community Is Right for You? (2026)
Both are gated 55+ communities in Viera. Both have amenity centers, pools, and Viera HS schools. But they are structurally different products at structurally different price points. Here's the full side-by-side.
Viera has two flagship 55+ gated communities that dominate every "active adult Brevard" search: Heritage Isle and Del Webb at Viera. Both offer resort-style amenities, both are gated, and both feed Viera High School. But the similarities end there.
This breakdown is drawn from 21 closed sales across both communities in our April 2026 MLS dataset (ZIP 32940 + 32955 combined). Real numbers, no estimates.

Heritage Isle
Heritage Isle is Viera's original flagship 55+ community, developed in phases starting around 2002 by Viera Builders. It's a built-out community — no new construction, all resale — with over 1,900 homes on the west side of Viera.
The product: Single-family homes ranging from 1,250 to over 3,100 sq ft, most built between 2002 and 2012. Styles range from attached villas to estate-size single-family. Lot sizes are modest by non-55+ Viera standards — Heritage Isle prioritizes density of amenity over yard size.
The amenity center: The Heritage Isle Town Center is a 26,000 sq ft clubhouse with a full-size resort pool, lap pool, hot tub, fitness center, tennis courts, bocce, pickleball, billiards, and a full social calendar run by the HOA's lifestyle director. This is a genuine resort — not a glorified mail room with a pool.
The community character: Heritage Isle is established. Your neighbors have lived there for 10–15 years in many cases. The social calendar is dense — clubs for everything from bridge to cycling to travel. If you want a community where the social infrastructure is already running, Heritage Isle has a 20-year head start on Del Webb.
The cost structure: The higher HOA ($392/month) and higher CDD ($1,309/year, or $109/month) reflect both an older bond structure from the early-2000s financing era and a fully staffed amenity operation. Combined carrying cost is $501/month before mortgage or taxes. At a $400K median, you're paying more in fees relative to purchase price than at Del Webb.
What resale means: You're buying from a prior owner, not a builder. Inspection period applies. Sellers can negotiate on price and closing costs. At 38 days median DOM, Heritage Isle is not a fire-sale market — but it's not as tight as Del Webb's new-construction pipeline either.
Del Webb at Viera
Del Webb at Viera is the Pulte Homes entry into Viera's 55+ market. It opened in the late 2010s and still has active construction phases underway as of 2026 — you can buy either a to-be-built spec or an existing resale.
The product: Pulte builds to a more recent standard than Heritage Isle's 2002–2012 vintage. Homes start in the low $400Ks for attached villas and top out around $850K for larger single-family models. The builds have modern kitchen layouts, open floor plans, and Pulte's construction warranty system (which has real value when buying new).
The amenity center: Del Webb's amenity center is newer and in some respects larger than Heritage Isle's, with a resort pool, lap pool, tennis, pickleball, fitness center, and a dedicated lifestyle team. Because the community is still growing, the amenity center skews toward newer residents who tend to be earlier-stage retirees.
The community character: Del Webb attracts buyers who want new. Many residents are moving from another state and want a clean-slate purchase where everything is under warranty. The social calendar is growing — not as established as Heritage Isle's, but active and expanding. The construction activity in the newer phases means some streets are still being completed, which not everyone prefers.
The cost structure: The lower HOA ($355/month) and lower CDD ($1,135/year, or $95/month) reflect Pulte's more recent bond issuance at lower infrastructure costs. Combined monthly is $450 — about $51/month less than Heritage Isle. Over 10 years, that's $6,120 in fee savings.
What new construction means: At Del Webb, you can buy a to-be-built home with full builder customization (within the palette Pulte offers), or an already-completed spec. Builder contracts typically have limited negotiation on price but sometimes allow upgrades. Pulte's construction timeline is running 6–12 months on custom orders as of early 2026 — ask for an updated schedule before signing.
The real comparison: what are you actually buying?
Buy Heritage Isle if:
- You want an established, walkable social community with decades of organized club life
- You're buying resale and want the ability to inspect and negotiate
- The $400K median price point is the ceiling you're working with
- You prefer the Viera Central/west location near Town Center
Buy Del Webb if:
- You want a newer build under full builder warranty
- You value the slightly lower combined fee structure ($51/month less)
- You want modern construction standards (open plan, current HVAC/roof)
- You're comfortable with some ongoing construction activity in newer phases
The honest answer for most buyers: If you're coming from out of state and want new, Del Webb. If you're a Florida buyer who wants an established community with immediate social infrastructure, Heritage Isle. The price gap is real — $400K vs $500K median — but once you factor in the fee difference, the monthly carrying cost gap narrows to about $250/month.
What about Bridgewater and Grand Isle?
Viera also has two smaller 55+ communities that don't get as much attention:
Grand Isle (at Viera North): Older vintage, $405K median, HOA ~$310/month, CDD ~$504/year. Smaller community, more affordable combined fee structure than either Heritage Isle or Del Webb. Good value for buyers who don't need the full resort-style amenity package.
Bridgewater at Viera: Not technically 55+, but skews heavily to that demographic. $484K median, HOA ~$225/month, CDD ~$135/year. The low CDD is the standout number — $135/year vs $1,135+ at Del Webb. If you want to live adjacent to the 55+ community but want a significantly lower CDD, Bridgewater is worth looking at.

FAQs
Can a 45-year-old buy in Heritage Isle or Del Webb? Yes — both are 55+ under the federal Housing for Older Persons Act (HOPA), which requires at least 80% of occupied units to have one resident 55 or older. A 45-year-old can own and occupy the home if the other occupant is 55+. A 45-year-old buyer without a 55+ co-occupant cannot live there.
Which community has better pickleball? Both have dedicated pickleball courts. Del Webb's courts are newer. Heritage Isle's courts are more heavily used — the league structure there is fully established. If competitive organized pickleball is the priority, Heritage Isle has the roster.
Are there income or financial requirements to buy in either community? No income limits. Both require a standard HOA application and background/financial check via the HOA management company. Credit score minimums vary by year — typically the HOA requires no HOA delinquency or prior bankruptcy in the last 3–5 years.
What are the pet policies? Heritage Isle: typically 2 pets, 50 lb limit per pet, breed restrictions apply (check current docs — these change). Del Webb: similar structure; Pulte's standard HOA language typically allows 2 pets with weight/breed restrictions. Always verify with the current HOA disclosure documents before signing.
