Most Dr. Phillips waterfront homes don't sit on the Butler Chain — they sit on the Sand Lake Chain, a separate three-lake system at the heart of the neighborhood. Here's what every buyer should know about Big Sand, Little Sand, and Lake Serene before they tour.

The most-corrected fact about Dr. Phillips waterfront

Open almost any listing for a "lakefront" home in Dr. Phillips and you'll see the words Butler Chain somewhere on the page. It sounds right. The Butler Chain is the famous one — Isleworth, Keene's Pointe, the home of skiers, anglers, and Tiger Woods's ZIP code.

But here's the catch most buyers (and some agents) miss: most Dr. Phillips lakefront homes are not on the Butler Chain at all. They sit on the Sand Lake Chain — a separate three-lake system at the heart of the neighborhood, with its own access rules, its own communities, and its own price logic.

If you're looking at lakefront in Dr. Phillips, this is the distinction that matters.

The Sand Lake Chain at a glance

The Sand Lake Chain is made up of three connected lakes inside Dr. Phillips proper:

  • Big Sand Lake — the dominant lake of Dr. Phillips. Open water, dockable lots, ski- and wakeboard-friendly.
  • Little Sand Lake — connected to Big Sand by a navigable canal. Smaller, quieter, more residential shoreline.
  • Lake Serene — the third lake in the cluster, fronted by the Vizcaya and Phillips Landing communities.

You can boat between all three without putting in a trailer. From a homeowner's perspective, "Sand Lake Chain frontage" means you can untie your boat in the morning and circle three lakes' worth of shoreline before lunch — without ever touching the Butler Chain.

Where the Sand Lake Chain lives — and which communities front it

The Sand Lake Chain runs through the geographic middle of Dr. Phillips, with these communities providing waterfront access:

  • Vizcaya — an 85-acre Mediterranean-style guard-gated enclave established in 2001. Mix of estate homes, single-family, townhomes, and condos with lake frontage on Big Sand, Little Sand, and Lake Serene.
  • Phillips Landing — gated, mature trees, dockable lots on all three lakes, and a five-minute drive to Restaurant Row.
  • Sand Lake Sound — newer (post-2015) gated lakefront, the most recently built of the lakefront enclaves.
  • Sand Lake Hills — established 1980s custom homes, some on Big Sand, with the rare Dr. Phillips combination of waterfront and no HOA.
  • Sand Lake Private Residences — a 416-unit gated condominium community built directly on Big Sand Lake in 1994.

If a listing mentions any of these names alongside "lakefront," the lake in question is the Sand Lake Chain.

So where does the Butler Chain come in?

There is exactly one corner of Dr. Phillips that fronts the Butler Chain proper: Bay Hill.

Bay Hill is technically its own CDP, but it's universally sold as part of Dr. Phillips. Its southern and western shores are on Lake Tibet-Butler, the second-largest lake on the Butler Chain and the geographic heart of that 13-lake system. From Bay Hill, you can navigate the entire Butler Chain — Lake Butler, Lake Down, Lake Sheen, Wauseon Bay, and the rest — connecting to Windermere and Isleworth's waterfront.

So Dr. Phillips offers both worlds, but they live in different sub-areas:

1. Access. The Butler Chain has limited public access (R.D. Keene Park on Conroy-Windermere Road in Windermere is the main public ramp, plus Lake Down Ramp at the Town of Windermere). The Sand Lake Chain has no public ramp at all — access is exclusively through community boat ramps and private docks. If you don't own on Sand Lake or in a community with a community ramp, you can't easily put a boat on it.

2. Boat traffic and rules. The Butler Chain hosts heavier weekend traffic from Windermere, Isleworth, and Keene's Pointe boats — and yes, the occasional pro-tier wake. The Sand Lake Chain is quieter, with fewer boats and less ski-rope traffic. Some buyers prefer one, some the other. Don't assume.

3. Comp logic. A "lakefront" comp on Big Sand Lake is not interchangeable with a "lakefront" comp on Lake Tibet-Butler — different shorelines, different communities, different price-per-acre. When pricing a lakefront listing or evaluating a buy, the chain matters as much as the lot.
