Dr. Phillips School Zones: Elementary Through High School in the 32819 Zip Code
The complete school zone breakdown for 32819—Dr. Phillips Elementary, Southwest Middle, Dr. Phillips High's IB program, and private options nearby.
Dr. Phillips is one of my core markets, and school zones come up in nearly every buyer conversation I have about 32819. The neighborhood has a strong public school track that terminates at one of Orange County's best high schools — but the details matter. Here's everything I tell buyers who are shopping specifically for the Dr. Phillips school pipeline.
The Public School Pipeline in 32819
Dr. Phillips Elementary School
Location: 6700 Dr. Phillips Blvd, Orlando 32819** State Grade: A
Dr. Phillips Elementary sits on the boulevard that defines the neighborhood. It's an A-rated school with strong FSA scores, high parental involvement, and a demographic profile that reflects the affluent, professionally-employed households in the surrounding subdivisions. Class sizes run on the larger side — this is still a high-enrollment public school — but the culture is organized, academic, and parent-driven.
The school serves the core 32819 neighborhoods including Bay Hill, Phillips Bay, and Sand Lake Hills. Homes within walking distance of the school carry a slight premium even within 32819 itself.
Southwest Middle School
Location: 6450 Dr. Phillips Blvd, Orlando 32819** State Grade: B
Southwest Middle is the primary feeder for Dr. Phillips High. It's located on the same corridor as the elementary, making the neighborhood feel like a cohesive educational campus. The school earns solid scores, offers a band program, and has improved its grade trajectory over the past several years. Some parents in the zone choose to opt their middle schoolers into a magnet program elsewhere, but the majority stay in the neighborhood pipeline.
If you're buying in 32819 specifically for Dr. Phillips High, Southwest Middle is your middle school. The articulation between the two schools for AP preparation and IB Middle Years progression is the relevant pipeline to understand.
Dr. Phillips High School
Location: 6500 Turkey Lake Rd, Orlando 32819** State Grade: A
Dr. Phillips High is the anchor of 32819's school zone value. The school serves roughly 3,000 students across traditional, AP, and IB tracks. Its International Baccalaureate Diploma Programme is the premium academic track — like Winter Park High, Dr. Phillips offers the two-year IB DP in 11th and 12th grade, with IB admission being a competitive process separate from school enrollment.
FSA performance, graduation rates, and college placement metrics are all strong. The school also has a robust athletic culture, particularly baseball, golf, and basketball.
Zone boundary nuance: The 32819 zip code is mostly contiguous with the Dr. Phillips High attendance zone, but the northern edge of 32819 near the 408 interchange has addresses that can zone differently. The southwest corner where 32819 meets 32836 (near the Windermere Road / Turkey Lake Road intersection) is another boundary area worth verifying. Always check ocps.net with your specific address.
Zone Boundaries by Subdivision
This is the detail that separates my guidance from a generic school guide:
| Subdivision | Elementary | Middle | High School |
|---|---|---|---|
| Bay Hill (south of Apopka Vineland) | Dr. Phillips Elementary | Southwest Middle | Dr. Phillips High |
| Phillips Bay / Sand Lake Hills | Dr. Phillips Elementary | Southwest Middle | Dr. Phillips High |
| Bay Hill (north sections near 408) | Tangelo Park or Palm Lake | Southwest Middle | Dr. Phillips High |
| Windhover / Emerald Forest | Palm Lake Elementary | Southwest Middle | Dr. Phillips High |
| Lake Nan area (west of Turkey Lake Rd) | Palm Lake Elementary | Southwest Middle | Dr. Phillips High |
The high school stays consistent across most of 32819. Elementary school assignment varies more than buyers expect based on subdivision. Verify with ocps.net before relying on neighborhood assumptions.
Private Schools in the 32819 Zone
The First Academy (John Young Pkwy at Conroy Rd, 32809)
TFA is the private school that most Dr. Phillips families know by name. It's a K–12 Christian school with strong academics, a large campus, and a legitimate college prep program. Located about 10 minutes from the core of 32819, it's an easy drive from any Dr. Phillips subdivision. Tuition is approximately $12,000–$16,000/year. The school has AP courses, a performing arts program, and strong sports — especially flag football and soccer.
Many of my Dr. Phillips buyers who plan to go private use TFA as their primary option. It provides a private-school experience without the traffic run to Winter Park that Trinity Prep requires.
Orlando Jewish Day School (32819)
OJDS is a K–8 Jewish day school located within the Dr. Phillips community itself. It's a smaller campus, academically strong, and serves the significant Jewish population that is historically rooted in the Bay Hill and Phillips community. Tuition varies by grade level; financial aid is available. The school has a reputation for individualized attention and strong values education alongside rigorous academics.
Trinity Lutheran School (32819)
Trinity Lutheran is a K–8 school also within the 32819 zip code area. It's a smaller, faith-based option for families who want a Christian private education closer to home than TFA. Class sizes are small, which appeals to families coming from smaller private school environments.
Bishop Moore Catholic High School (32803)
For families using private elementary but transitioning to a private high school, Bishop Moore on Edgewater Drive is about 20–25 minutes from Dr. Phillips. It's the area's primary Catholic high school and draws from across Orange County.
The IB Programme Path at Dr. Phillips High
If IB is your goal at Dr. Phillips High, here's the realistic path:
Students apply for IB Programme admission during 8th grade, with decisions made before the start of freshman year. Admission criteria include grades, teacher recommendations, and a writing component. The school also offers a pre-IB track in 9th and 10th grade for students who want to build toward the Diploma Programme.
For parents who want the best possible preparation for IB DP admission, the school recommends strong grades in advanced courses at Southwest Middle, and some families supplement with tutoring or enrichment programs during middle school.
The full IB Diploma (completing all requirements) is distinct from taking a few IB courses. Both are available, but the full Diploma carries the most weight in selective college admissions.
What the Zone Is Worth in Price Terms
In 32819, the Dr. Phillips school zone premium operates somewhat differently than in Winter Park — because the entire zip code is largely the same zone, there's less block-by-block variation. The premium is baked into 32819 broadly.
What you will see is a micro-premium for homes adjacent to the schools themselves (particularly Dr. Phillips Elementary) and for homes in the most established, mature-landscaped subdivisions like Bay Hill and Sand Lake Hills versus newer or more transient areas near I-4.
Current price benchmarks (Q1 2026):
- 3/2 in Windhover or similar: $450K–$600K
- 4/3 in Bay Hill non-golf: $650K–$950K
- Bay Hill golf-course or lakefront: $1M–$3M+
- New construction near Sand Lake: $700K–$1.2M
The school zone alone isn't why Bay Hill commands a premium — it's the combination of Arnold Palmer's course, the lake access, and the neighborhood's international cachet. But the schools are a consistent floor under value.
My Recommendation
Dr. Phillips is one of the best value propositions in Orlando for buyers who want strong public schools, private school alternatives within 10 minutes, A-rated elementary through high school, and a neighborhood identity that holds its value. If Winter Park 32789 is out of your budget but you need the school quality, 32819 is where I send buyers next.
The main thing I remind people: IB admission at Dr. Phillips High is competitive. Buying the zip code doesn't guarantee the IB slot. Plan accordingly.
